The Problems We Are Facing Today:

Option 1
Option 1 - Do Nothing:
• Golf Course land remains shuttered and controlled by outside parties.
• Our problems will continue and will worsen.
• We may lose our current selected Developer.
• A new Owner and Developer could build affordable housing on the Golf Courses in the future.


Option 2
Option 2 - Master HOA to Pay for and Acquire the 2 Golf Courses:
• Master HOA would purchase the two former golf courses, construct the new Signature Championship Golf Course, Clubhouse, and Park. Under this Option, the Master HOA would need to obtain financing in the approximate amount of $63.18 million to finance 100% of the acquisition and construction costs, and pay the monthly mortgage payments by assessing all Inverrary residences with a monthly assessment of approximately $54 per month for 30-years *(see Acquisition Options).
• Our unsafe neighborhoods, our public image, and our reserve shortfalls will remain unsolved unless we borrow an additional $6.8 million and make additional monthly assessments of approximately $5.89 per month per homeowner *(see Additional Borrowings).


Option 3
Option 3 - The Developer pays for the construction of the golf courses and amenities, and then gifts them to the Master HOA, with zero assessments to the homeowners, in exchange for the Developer being allowed to build a maximum of 1,188 homes in designated areas approved by the community.

Public Safety Solutions
• New State-of-the-Art Motorola Security System for the Inverrary Area
• Dedicated Land for a New Police Substation and Fire Station
• New School Bus Portals
Financial Contributions to HOAs
• Direct Financial Contribution by the Developer of $3,300,000 gifted (in pro rata amounts based upon the 7,754 dwelling units) to the 32 Inverrary Member Associations, allowing each Member Association to utilize the funds based on their sole discretion.
• Direct Financial Contribution of approximately $1,400,000, generated by the sale of each new dwelling unit built by Developer, from first sale of each dwelling unit, and every sale thereafter into perpetuity, generating additional proceeds from every sale.
• Direct Financial Contribution by Developer to ensure the viability of the new Signature Championship Golf Course by direct financial contribution necessary until the Golf Course reaches break-even status.
Public Relations and Advertising
• Direct financial contribution of $500,000 to pay for professional public relations campaign, advertising campaign and media coverage to promote the:
• New Inverrary Golf Course
• Motorola Public Safety Solutions
• Inverrary Community Profile
Anticipated Home Value Appreciation
• Upgrading the Inverrary Community with new Golf Course, Clubhouse & Amenities and elimination of the market uncertainty inherent with shuttered golf courses;
• Enhanced Community Safety through innovative Motorola Safety
Solutions System and new School Bus Portals;
• Construction of new luxury Single Family Homes; Condominiums and Townhomes priced from $400,000 to $900,000; and
• Positive Media Relations Campaign to enhance the Inverrary Community Profile.
• Developer's assurance that all promised Inverrary benefits will be gifted prior to initiating any residential construction.
• THERE WILL BE NO ASSESSMENTS RELATED TO THESE GIFTS TO THE HOMEOWNERS EVER.


It's Time to Take Action
The Inverrary Progression Team is recommending Option 3. It is time to bring the Inverrary Golf Course and the Inverrary Community back to their rightful iconic place in South Florida atop the championship golf world. If Option 3 is selected by the Community, it will own the Championship Golf Course and related amenities, free and clear, with no assessments to the residents!
